Riser Room EST. 2011

Owners corporation electrical — switchboards & risers

The most important room in the building is the one nobody opens.

Riser Room upgrades common-property switchboards and building risers for owners corporations. Quoted this week. Worked after hours. Certified the way common property deserves.

One riser. Every level. No surprises at the AGM.

The works schedule

Everything below is common-property work we run weekly, one riser at a time. Every board leaves labelled, with a typed circuit schedule on the inside of the door.

SWBD-01

Switchboard replacement

Common-property switchboards rebuilt to AS/NZS 3000 in new enclosures — spare ways left for whatever the building does next.

SWBD-02

Safety switches (RCDs)

RCBOs on every final subcircuit, push-button tested and logged for the OC’s records.

RIS-01

Riser & sub-mains cabling

Riser cables replaced level by level with short, scheduled outage windows per floor — never the whole building at once.

MET-01

Metering upgrades

Check meters and board modifications coordinated with your distributor, so the paperwork lands before the crew does.

DEF-01

Defect notice rectification

Issuer defects cleared, tested and certified — usually inside a week of the notice reaching the committee.

Built for strata, not just buildings

Committees don’t need heroes. They need contractors whose paperwork survives the next AGM.

Certificates

Paperwork your strata manager will actually file

Certificates of currency, as-installed drawings and test results, emailed to your strata manager the morning we demobilise.

Access

After-hours riser access, by the book

We hold building inductions and work to your access protocol — after hours, escorted where required, keys signed back in before we leave.

Licensing

Licensed for common-property work

Licensed electrical contractors carrying $20M public liability, with common-property boards of every vintage behind us.

Overnight swaps

Outage at 11pm. Power by 5am.

Your upgrade runs overnight, one riser at a time. Lifts, fire services and garage doors stay live on a temporary supply while we work — residents wake to a labelled board and a note in the letterbox.

  1. Notice to residents, letterbox and foyer board.
  2. Distributor notified, temporary supply staged in the riser.
  3. Riser isolated, floor-by-floor cutover begins.
  4. Tested, labelled, live — site signed back to the building manager.

Tell us the building. We’ll walk it, measure the board, and put a fixed price in the committee’s inbox within five working days.

This opens your email app with the details filled in — or write straight to hello@riser.example.
